Senior Manager, PD Investments

Position Summary:
 

The position is responsible for assisting the VP and Director of Private Destinations with managing the acquisition and development of real estate and commercial projects at Private Destinations throughout the world to develop destinations, mixed-use facilities, and shore excursion companies.

 


Essential Duties and Responsibilities:
 

  • Manages Private Destinations commercial and real estate development and acquisition initiatives worldwide.
  • Develops and implements Private Destinations commercial positions and project programming with design professionals, attorneys, contractors, suppliers, partners, and government agencies.
  • Conduct site visits and inspections and manages the development and implementation of business plans for real estate investments.
  • Oversees the timely and thorough implementation of feasibility analysis (financial, technical, strategic, etc.) for prospective investments in coordination with other RCL departments and consultants.
  • Decision-maker who manages internal and external resources for all aspects of the due diligence process from evaluating new properties/projects through completion and turnover to operations.
  • Manages construction negotiations, contracts, budgets, and scopes as assigned.
  • Assists in the strategic planning and development of a short and long-term department roadmap for future investments
  • Oversees the creation of complex project timelines with deliverables from project inception through operations.
  • Manages corporate approval process by obtaining feedback and sign off from various RCL departments, including but not limited to Deployment, Capital Planning, Treasury, Corporate Planning, Accounting, Risk Management, Tax, Port Operations, Legal, etc.
  • Manages the internal alignment with brand strategies to support the approval and development of prospective investments by reviewing project submissions with Brand executives.
  • Represent the company with investment partners, contractors, government authorities, Port Agents and similar groups.
     

Qualifications, Knowledge, & Skills :
 

  •  Bachelor’s degree required in related discipline, MBA in Finance, Real Estate or JD a strong preference.
  • 5 to 7 years of commercial business experience, including a significant background in a real estate development/acquisitions position.
  • Hospitality industry development background is required.
  • Desirable backgrounds include contractor or supplier management, real estate feasibility analysis, and contract review and negotiation.
  • Detailed understanding of the development process and relationships between and functions of the various contractor entities.
  • Apply strong analytical, financial, conceptual, planning and strategic thinking skills.
  • Self-starter with experience developing and implementing all phases of commercial real estate development and mixed-use developments.
  • Excellent ability to organize, manage complex processes, and set up policies and procedures to achieve strategic investment objectives.
  • Outstanding oral and written communication, consensus building and presentation skills.
  • The ability to organize and manage complex processes with multiple entities is essential.
  • The ability to motivate and manage construction professionals and trades is critical.
  • A global thinker who is familiar with different countries and cultures is important.
  • Ability to travel to conduct site visits and attend meetings.
  • Experience with Windows-based PC MS Office
