Director of Private Destination Operations & Asset Management

Position Summary:

The Director of Private Destination Operations & Asset Management takes full ownership of engineering, maintenance, and project management (non-development) across Royal Caribbean's Private Destination Islands and Beach Clubs. This pivotal role drives excellence in budgeting, maintenance planning, asset management, technical training, project execution, compliance, and risk management. Upholding safety, quality, and guest satisfaction, the Director ensures seamless operational and strategic vision. The role demands seasoned technical proficiency and adept leadership to ensure continuous operational functionality, performance excellence, and asset longevity.

 

Essential Duties and Responsibilities:

Strategic Planning and Financial Management

  • Develops and executes multiyear budgets with the Senior Manager Technical aligning with corporate objectives and guidelines.
  • Leads the multiyear Capital Planning for the whole Private Destinations portfolio.
  • Actively provides solutions to Stakeholders for cost optimization opportunities and enhances cost efficiency.
  • Regularly evaluates budget performance and acts as a decision maker with the Senior Director and Vice President Private Destination on corrective measures to ensure positive fiscal performance.
  • Creates, monitors, and reports key performance indicators for all technical activities on the Private Destinations and Beach Clubs. Sets meaningful targets for PPM completion, work order completion, spares on hand, expenses, downtime, and more.

Maintenance Program Leadership

  • Ensures all Private Destinations and Beach Clubs have detailed documentation for the maintenance program. Regularly reviews and updates procedures with leadership.
  • Spearheads and reinforces the consistent delivery of a robust planned preventative maintenance program in order to optimize asset performance and longevity.
  • Collaborates with cross-functional teams to establish maintenance schedules, minimizing guest impact while ensuring compliance with regulatory standards and industry best practices with the Senior Manager Technical.
  • Owns the repair and maintenance activity performance for the Private Destinations and Beach Clubs, including PPM, capital, and drydock, in close coordination with internal and external stakeholders.

Asset Management and Lifecycle Planning:

  • Authors and owns all documentation for the Asset Management and Lifecyle Planning procedures. Regularly reviews and updates procedures with leadership. 
  • Owns the comprehensive asset management strategies encompassing acquisition, inventory management, and disposal processes.
  • Establishes and enforces protocols for asset tagging, tracking, and record-keeping to ensure accurate inventories and streamlined maintenance operations with the Senior Manager Technical.
  • Leads the environmentally responsible asset disposal practices in adherence to legal and regulatory mandates.
  • Defines standards for preventive maintenance and compliance, reinforcing planned preventive maintenance and work order compliance to ensure all sites are well-maintained and resourced.

Technical Training and Development:

  • Defines requirements, resources, and annual targets for technical training programs. Provides resources to enhance the proficiency and capabilities of technical teams.
  • Identifies skill gaps through performance assessments and develop tailored training initiatives to address areas of improvement with the Senior Manager Technical.
  • Ensures compliance with safety standards by fostering a culture of safety awareness and sponsoring effective safety training programs with all stakeholders.

Project Planning and Execution:

  • Leads and oversees complex technical projects, including new construction, renovations, and technology implementations with stakeholders.
  • Collaborates with the Senior Manager Technical and on-site leadership for project planning and implementation across all non-development projects.
  • Collaborates with internal and external stakeholders to develop project plans, specifications, timelines, and budgets.
  • Monitors project progress, ensuring adherence to quality standards, technical specifications, and deadlines including punch list reviews and completion with the Director of Island Projects and Innovation.
  • Provides technical expertise and research support to the Director of Island Projects and Innovation for development projects.
  • Negotiates and maintains technical service contracts, including third-party inspections.

Compliance, Standards, and Risk Management:

  • Owns documentation of regulatory standards, updating documents promptly to reflect regulatory changes and communicating updates to stakeholders.
  • Owns and reinforces the Material Standard Guidelines for Private Destinations and Beach Clubs, ensuring compliance with environmental factors. Audit projects and each Private Destination and Beach Club ensuring standards are met.
  • Coordinates with regulatory agencies for approvals on construction and equipment changes within Private Destinations and Royal Beach Clubs.
  • Maintains direct communication, including frequent visits, with Leadership to assist in selecting and installing machinery, equipment, and safety appliances to ensure compliance with applicable regulations and company safety and environmental policy with the Senior Manager Technical.
  • Leads safety drills and examinations on the Private Destinations and Beach Clubs with the Senior Manager Technical and Site Leadership. Works closely with representatives from various regulator associations and governing agencies.
  • With the VP Private Destinations and Senior Manager Technical, coordinates and ensures approval (well within the timeframe) from the government bodies for any changes to the construction or equipment utilized within the Private Destinations or Beach Clubs.
  • In coordination with the Senior Manager Technical, General Managers, and Engineering Directors, reviews and follows up on the validity of certificates. Maintains documentation library on SharePoint of all compliance certificates.

Risk Management

  • Identifies and addresses non-conformities, recommending solutions for continuous improvement.
  • Owns technical-related incidents and damages, ensuring all documentation and corrective action is immediately actioned and closed.
  • Manages compensation for warranty and insurance claim items.
  • Coordinate claims, arranges surveys as required, and provides all documentation to settle claims.

 

Qualifications, Knowledge & Skills:

  • Master’s degree in engineering or a related field. Experience with Coastal Engineering a plus.
  • Minimum of 10-15 years of progressively responsible experience engineering, maintenance, or technical operations management in a multi-site environment, preferably in the hospitality, tourism, or maritime industry.
  • Experience living and leading multiple sites internationally.
  • Proven track record of successfully leading and managing diverse engineering and maintenance teams.
  • Advanced technical background, project management expertise, and a track record of driving operational excellence in complex, multi-site environments.
  • Advanced strategic thinking and decision-making abilities, with the capacity to anticipate and mitigate risks while optimizing resource allocation.
  • Expert financial acumen, including experience in budget planning, financial analysis, and cost control.
  • Advanced knowledge of asset management principles, including acquisition, depreciation, lifecycle planning, and disposal practices.
  • Expertise in implementing and optimizing planned preventative maintenance programs and associated software systems.
  • Expertise in relevant regulations, codes, and industry standards related to engineering, maintenance, safety, and building construction.
  • Demonstrated expertise in project management methodologies, tools, and techniques.
  • Excellent interpersonal, communication, and negotiation skills, with the ability to collaborate effectively across departments and influence stakeholders at all levels.
  • Strong leadership presence, capable of inspiring and motivating teams.
  • Experience in managing high-value contracts and negotiating with vendors, suppliers, and contractors.
  • High-level of experience with finance and procurement processes and the ability to work closely with the finance team to support financial planning and analysis.
  • Advanced knowledge of building codes, safety regulations, and material specifications, and the ability to set and enforce building and material standards based on industry best practices, local laws, and applicable regulations.
