The Royal Caribbean Group’s Royal Caribbean International brand has an exciting career opportunity for a full time Director, Business Development and Land Acquisition on the Private Destination Development Team reporting to the Senior Director, Business Development and Land Acquisition.
This position will work onsite in Miami, Florida and will require 50% travel.
Position Summary:
In this role, you will assist the Senior Director, Business Development and Land Acquisition in managing the development of future Perfect Day Island investments. This entails implementing and coordinating Island identification and acquisition aligned to Royal Caribbean Group’s global strategy including financial and administrative activities, investment operations, budgeting, goals and objectives, benchmarking, policies, internal controls, and investment controls and processes for a growing portfolio. Investments to date include mixed-use facilities, shore excursion companies, and real estate holdings.
Essential Duties and Responsibilities:
- Serves as key decision-maker who represents and acts on behalf of Royal Caribbean Group in business and government negotiations, material decisions and complex deal structuring encompassing business, tax, audit, finance and legal knowledge. Represents and acts on behalf of AVP of Private Island Destinations as required for Investments. Represents the Company with investment partners and before government authorities, Port Agents, Tourism Ministries and similar groups. Acts as decision-maker on various day-to-day Development and Investment issues who provides regular business advice to Project Teams.
- Co-Manages growing portfolio while retaining ability to close on additional investments. Liaisons with the existing Royal Caribbean Group corporate structure and assumes internal leadership and coordination for internal deal approval, consensus building, investment and business partner due diligence, deal closing and all financial, audit and Sarbanes-Oxley compliance. Consults regularly with legal department, planning, accounting, tax and risk management, and other departments on transactions, contracts, and business arrangements being considered and entered into by Royal Caribbean Group. Has significant contact with senior management. Interfaces with external team of attorneys, financial consultants, contractors, marketing consultants, owner’s construction representatives and other professionals on projects as necessary.
- Partners with the department Senior Director and VP to establish the department’s operating and capital budget; reviews and provides continual updates; tracks actual expenses vs. forecast and makes recommendations to ensure budgetary compliance. Creates, monitors and assists in the development of Investment processes, budgets, business plans and controls with the objective to improve Investment operations and financial returns. Compiles key metrics and high-level presentations to summarize the performance of Investments.
- Manages contract negotiations, resolves Investment operational and financial issues and participates in Port discussions, negotiations and development.
- Manages Investment portfolio review and analysis. Manages feasibility and financial analysis, CAR and IAR processes, and financial modeling process.
- Formulates, recommends, and implements procedural guidelines and specific audit and operational procedures and communicates to affected parties. Follows-up on procedural, audit and operational data with all stakeholders to initiate and monitors corrective actions as required.
- Identifies a clear short- and long-term roadmap for the investment of islands, and effectively leads the team through complex timelines and deliverables.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications, Knowledge and Skills:
- Bachelor's degree required in related discipline, MBA or JD a strong preference.
- Minimum ten years’ experience in finance, administration, investment related positions, real estate or related experience for established companies, of which three years should be in the hospitality industry.
- Construction experience and project management skills are a plus.
- Cruise Line industry experience strongly preferred.
- Position requires over 50% of international travel.
- Experience in leading or directing the work of project teams.
- Well versed in project management techniques, processes, tools and methodologies.
- Must have demonstrated experience utilizing project plans, issue logs, risk/mitigation strategies.
- Demonstrates strong knowledge and capabilities across specific area of responsibility.
- Proven ability to collaborate with technical peers and management; ability to work with all levels of the organization.
- Capable of making independent decisions that impact Product Development and/or related project delivery.
- Excellent communication and presentation skills.
- Accepts accountability and manages execution of individual and project team results.
- Demonstrates a wide degree of creativity with strong analytical and problem-solving skills.
- Must have ability to adapt to shifting priorities and align activities to meet organizational goals.
